The community

Timber Pines Community Association was established in 1982 for members 55 and older. Today it is 3,452 homes and villas on 1,400 acres, organized into 57 separate villages with 70 floor plans from one-bedroom villas to three-bedroom homes. The 2020 Census counted 5,163 people in the Timber Pines census-designated place, and 83.1 percent of them were 65 or older.

The cart is the vehicle that ties it together. Four Ron Garl courses run through the property: Grand Pines, an 18-hole par 72 at 6,306 yards; The Hills and The Lakes, both 18-hole par 60s; and The Highlands, a 9-hole par 3. Add the racquet sports, the activity center, the community pools, the country club dining, the performing arts center, and the wellness center, and a Timber Pines cart does the kind of daily mileage most carts never see. That mileage is why we see Timber Pines carts more than any other address in the county, and why brakes, tires, and batteries here wear on a faster clock than the brochure assumes.

What Timber Pines carts need

Daily-driver batteries. A pack that gets cycled every day absorbs more discharge cycles per year than a weekend golf cart, and cycle count is what wears out lead-acid. On top of that, NOAA’s Brooksville Chin Hill normals count 88.8 days a year at 90°F or above, and a closed cart garage runs hotter than the air outside. Heat evaporates water out of flooded cells, and a pack that runs dry sulfates and never comes back. Shrinking range and a charger that runs longer than it used to are the first two complaints we hear from Timber Pines; the battery replacement page explains the load test that tells us whether it is one battery or the whole pack.

The lithium question comes up here more than anywhere. Because these are genuine daily drivers, the lead-acid versus lithium math tilts toward lithium for a lot of Timber Pines owners: 7 to 10 or more years of life, no watering, faster charging between runs, and steady power to the last mile, for $1,600 to $3,500 installed against $1,200 to $1,800 for a lead-acid pack that will need replacing again in four to six years. Brakes and tires. The soil under Spring Hill is mapped as excessively drained sand, and fine sand rides in on tires and packs into brake drums. A cart that covers a course loop and the clubhouse run most days needs a yearly brake and tire check, and the tune-up handles the watering, terminal cleaning, and connection check that keeps a flooded pack alive through the wet season.

Seasonal sits. Plenty of villas empty out for part of the year. A cart left on a partial charge through a Hernando County summer, when the Chin Hill station averages more than 30 inches of rain June through September and the garage never dries, comes back with a sulfated pack and green terminals. The rules inside the gates

Timber Pines’ roads are community property, so the association’s rules govern. The resident handbook issues a golf cart permit for carts used on community property, excluding the golf courses, and requires cart operators to obey posted speed limits, double yellow no-passing lines, and state traffic law. Cart operation is restricted to people 16 and older; 16 and 17 year olds drive with a valid licence or with a resident or adult guest present.

Beyond the gates, Florida law applies. Under F.S. 316.212 a golf cart may run only on public streets the county has designated, and Spring Hill is unincorporated, so that would take a county designation.
